WOODMOOR
During the early 1970s, Woodmoor Corporation acquired land south of CR 14 and east of Colorado Highway 131, and began to plan for a large new community named Stagecoach. At that time, neither Stagecoach Reservoir nor the ski area existed, but Woodmoor envisioned both a lake and a ski mountain and had plans for a golf course, equestrian center, and full-service marina as part of its new planned development. Woodmoor also envisioned thousands of single-family homes and multi-family units scattered across a large portion of south Routt County.
In 1972 Routt County granted Woodmoor urban-scale zoning for the entire site. The zoning allowed for the development of both multi-family and single-family lots of less than 1 acre—if central water and sewer services were provided. The County also approved 16 subdivision plats referred to today as the original Woodmoor Subdivisions, covering 1,938 single-family lots with the potential for thousands of additional condominium and townhouse units.

WitTemyer
The Wittemyer family is a fifth generation Colorado family. In 1977, John Wittemyer purchased 780 acres and the common stock of the Stagecoach Ski Corporation from the bankruptcy court. The Wittemyer family then began a process that has spanned 48 years to assemble and maintain the property known today as Stagecoach Mountain Ranch.
Two trades with the Bureau of Land Management and the purchase of adjacent properties increased the size of the property to over 2000 acres and increased the vertical elevation of the mountain from 1700’ to 1950’. As the years passed, additional opportunities arose to further expand the mountain. In 2002, a 320 acre parcel bordering the top of the mountain was acquired that extended the property east to abut the Routt National Forest and increased the vertical rise of the mountain to 2150’. In 2007, the backside of the ski mountain was enlarged substantially when a 1200 acre parcel in the area known as Raspberry Creek was acquired from long time sheep rancher Tom Maneotis, increasing the size of the mountain to over 3500 acres. The final significant addition to the Wittemyer’s holdings occurred in 2021 with the purchase of the Stetson Ranch, an 891 acre working cattle ranch with over two miles of the Yampa River flowing through the property.
With the help of Mike and John Halder, a father and son, who have worked with the Wittemyer’s for more than 30 years, several hundred acres of ski runs and glades have been established, along with a network of more than 12 miles of roads built to county road standards.

Stagecoach Mountain Ranch
This project has been meticulously designed to fully comply with the Routt County Unified Development Code (UDC) and aligns with the Routt County Master Plan, which identifies Stagecoach as a Tier 2 growth area suitable for future development. Tier 2 areas are designated based on infrastructure availability and community planning goals, aiming to balance growth with environmental considerations. By bringing the 2017 Stagecoach Community Plan to life, the project incorporates key elements such as a marketplace, a community gathering area, a 14 acre park, along with improvements to the trail system. Situated on an established private ski area, the development emphasizes environmental stewardship while fostering community connections.
